Andreas Letkovsky Architecture is a full service architectural design firm that can assist you from the beginning to the end of your project.   We will develop your project in separate administrative phases as outlined below.

At ALA, our methodology is fool proof, easy and will work for any type of project regardless of size.  During the process, you will notice that the issues surrounding your project will become clearer and clearer as you see your vision come to life.

The ALA 5 phase method (for full size projects):

Initial Design Work Session (DWS): Introductory

First, come in and visit our studio to view our photo gallery and our many client evaluations.  We will require that you call our references and check us out for yourself. For those just starting out, we offer an introductory service called a Design Work Session.  See: Wondering Where to Start. This is a vital first step in your project. Our senior Design Consultant will analyze your needs, concerns and budget to determine how to make your project successful.
Preliminary Design Phase (PD): Phase 1

After we conduct an inspection of your building, we will then prepare the initial floor plans for the first of several quality reviews. You will be able to "see" your new space for the first time. Your proposed project will be much easier to understand at this point.

Final Design Phase (FD): Phase 2

We will still further refine the details of the design and develop the exterior for your approval. Your "Master Plan" is now complete.

The above two phases (PD & FD) can be combined into one for a smaller size project.

Construction Drawings Phase (CD): Phase 3

After you approve the Final Design, we will develop a even more detailed set of architectural drawings and specifications.

Bid  Negotiation (BN): Phase 4

The final construction cost is established with your contractor. Or, we can help you find a qualified contractor. If you wish, you can undertake a competitive bidding of your project taking bids from several contractors to compare their service quality and approach. Permits and municipal approvals will also need to be handled at this point. Let us assist you with designing your kitchen, floors, interiors and cabinetry as well. A Preconstruction Conference signifies that your construction team is selected and construction will commence. At this meeting your entire construction team will come together so that everyone will be familiar with your projects requirements.

Construction Begins: Phase 5

Your contractor will be available daily to update you on the progress of your project.When you obtain your Completion Certificate, your project is complete.
